(i) the particulars are produced in good faith, are set out as a general guide only and do not constitute any part of a contract.

(ii) No person in the employment of William Hall & Co. has any authority to make or give any representation or warranty in relation to this property.

 (iii) Whilst every care has been taken in preparing these particulars, interested parties should note the following criteria used in the description.  If there is any point which is of particular importance to you please contact the office and person dealing with the property who will be pleased to check the information for you, particularly if you are contemplating travelling some distance to view the property.

Address – This is normally given as the postal address of the property, it may, however, be amplified by an expression of being near to a particular town or village for help in identifying its location.

Location/Mileages – These are computed to approximately one mile from Ordnance Survey maps and are taken via the normal direct route using all roads from the property to town centres or motorway junction points.  Faster travelling routes may be possible via motorways and by-passes but journey times are not quoted because of greatly fluctuating traffic conditions at different times of the day.

Measurements –These have been taken according to the RICS code of measuring practice and are fair measurements of a room expressed as maximum if parts of the room measure less or average if several widths could apply, for instance with alcoves or built-in cupboards.  Where built-in cupboards or wardrobes run wall to wall measurements are taken from the front of the doors not the back of the cupboards.  If very specific measurements are required for any purposes these should be requested from the negotiator handling the property or checked by a purchaser on site.

Aspects – These where stated are taken to two compass points only eg South West.

Photography – Photographs of properties are professionally taken and intended to give a fair reflection of the property.  For details of aspects not covered by the camera angle please refer to the negotiator dealing with the property or ascertain from a site inspection

Plot and Garden Sizes – Garden sizes are not given if under say half an acre (0.202 Ha), otherwise all measurements are taken from the Ordnance Survey maps or Deed Plans of the property which are assumed to be correct.  Any measurements given are deemed to be the total area including the area occupied by the house or any other buildings.

Fixtures and Fittings – All items of this nature described in these particulars are deemed to be included unless expressly excluded.  The inclusion of these items may, of course, be varied by subsequent negotiations.
